"LEZ Business Park" – spaces designed for modern business needs. Office, retail, and warehouse – production spaces all in one place ("stock-office" concept spaces).
With ~24,000 of business park space, housed across 8 buildings, around 60 companies will occupy the premises. One of the buildings will feature a restaurant with a conference hall. The spaces can be easily connected and adapted to meet specific business requirements.
The project is developed in the Kaunas Free Economic Zone, where tax incentives apply, along with well-developed infrastructure and a prestigious surrounding area. Well-established Lithuanian and international companies are already located nearby. Convenient access with proximity to major highways A1 and A6. By car, it's about 15 minutes to Kaunas city center and 5-20 minutes to major residential areas. Public transport and bike paths are available.

Installed "Armstrong" type ceilings, painted drywall, and plastered brick walls. Ground floor: PVC flooring, 1st floor: carpet tiles. Bathrooms with tiled floors and wall sections. Electrical panel, switches, outlets, lighting, security system, and internet network installed. Equipped with ventilation and air conditioning.
Independent Heating System
Central collector heating with individual heating metering. The spaces feature underfloor heating and individual temperature control. The heat supplier is Kauno Energija, which generates 90% of its heat from renewable energy sources.
Environment and Landscaping
Access roads and spacious parking lots are equipped with asphalt or paved surfaces. Green landscaped areas contribute to an aesthetically pleasing environment and improved microclimate quality.
Tax incentives
A company purchasing spaces in the LEZ Business Park would also become a member of the Kaunas Free Economic Zone, with all applicable tax incentives of the LEZ zone.
Tax Elsewhere in Lithuania LEZ Taxes
Corporate Income Tax 15 % First 10 years 0 %, next 6 years: 7,5 %
Property Tax 0,3 % – 3 % 0 % until 2045 m.
To qualify for the corporate income tax incentives, the company must meet several conditions:
  • Be registered as a Zone company
  • Reach the investment threshold:
  • For service companies: 100,000 EUR
  • For other companies: 1,000,000 EUR
  • Generate 75% of revenues from activities conducted within the LEZ
  • Additional conditions are specified in the Free Economic Zones Law.
